  • Is there a specification we can refer to for pricing the finishes required?

    The requirements for land and construction in the HCJP Sunshine Coast are contained in the Statement of Requirements.

    There are no specified schedules for finishes, however any offer should comply with the Building Code of Australia and be in keeping with the surrounding development.

    Proposals will be assessed based on the information provided, including the nominated QBCC licensed builder, at the time of submission. The department reserves its rights under the Expressions of Interest Terms and Conditions if the particulars of proposals change.​

    Land value is assessed by way of an independent market valuation. The value of construction is assessed by an independent quantity surveyor, who will consider project specifics, construction cost data from recent comparable developments and market sources. The land and construction assessments are carried out prior to the execution of contracts.

  • When obtaining valuations on land being considered for purchase, does the department use government valuers or independent valuers?

    The department would obtain a valuation from an independent valuer. The department will negotiate on price however any agreed amount must be close to the valuation figure.

    Yes, Provided they are in the region. The locations listed in the Statement of Requirements have been identified as preferred, but they are not the exclusive locations that will be considered. When submitting, offeror should consider the sites that are suitably zoned and within reasonable walking distance to local shops, transport and services.​

  • How can we engage the local community to maximise involvement. Can you provide some examples of what this is referring to? (local benefits)

    Local benefits are outcomes related to the proposal that are expected to benefit the Local Area where they are delivered.

    It’s the proponent’s responsibility to identify benefits related their proposal; an example might include (but are not limited to) using local suppliers and employing tradespeople whose place of business is located and workforce lives predominately in the Local Area, thereby supporting local businesses and jobs. Another benefit could be a commitment to employ a specific number of apprentices, providing opportunities for young people to pursue a trade.

  • How can we determine the number of FTE that will arise from the project? As we are not the builder we have no idea how many FT employees will be employed? Is there a rule of thumb measure based on the construction cost amount?
